The Real Estate application provides a register of all active leases and the expected income received from them over time. This includes base rent, incentives, rent reviews, turnover rents and marketing contribution.
There is also the ability to model speculative leases to identify the impact a particular deal signed will have on the forecast income for the group.
Operating Expense Forecasting
The ability to forecast operating expenses for an asset down to an account level. This directly feeds to leasing recoveries.
Recoverable Expense Forecasting
Recoverable income is modeled to forecast the income received from recovering property expenses from tenants. This has a direct contribution to the reduction of total outgoings and the net property income.
Asset Capex Forecasting
Forecasting of asset capex projects for capital spend in an asset e.g. Lift Upgrade or Bathroom refurbishment. Reporting on total asset capex spend at a centre level and company level is possible.
Remix Units – Development Planning
The ability to model new units and construction of an asset. Create new units and adjust the gross lettable area of an asset to determine the impact on net property income.
Functionality to complete an asset valuation using both discounted cashflow and capital valuation methods. Sensitivity analysis on multiple valuation assumptions available also.
Driver-based long term forecasting & 10 Year Profit & Loss.
Ability to define assumptions for expiring leases, other income and operating expenses to create a 10 year profit and loss.
